Jacksonville renters gain access to housing code violations

Jacksonville Area Legal Aid in Florida launched JaxStableHousing.org, a website allowing renters to search for a property’s history of code violations before signing a lease.

The organization compiled three years of Jacksonville code-enforcement data into a searchable database and map, aiming to provide transparency in the rental process. Jim Kowalski, president and CEO of Jacksonville Area Legal Aid, explained the registry helps people learn about potential problems with a property before they rent.

Local officials including council members Jimmy Peluso and Michael Boylan supported the rollout of the site, hoping renters will use the information to avoid problematic properties. Peluso stated the goal is to equip people with knowledge so they can make informed decisions about where to live, potentially avoiding units with existing issues like pest infestations. The registry uses municipal code-enforcement records, so it may not include every housing problem.

However, it offers prospective tenants a way to identify potential red flags before incurring costs like application fees or security deposits. Florida renters seeking to address issues after signing a lease must first notify their landlord and contact city code enforcement if conditions are unsafe, and can also organize with neighbors to advocate for policy changes.
